The Board normally meets on the fourth Tuesday of each month at 6:30pm at the Pearl Buck Center (3690 W 1st Ave).

Annual Meeting Minutes - March 3, 2009

These minutes were approved at the Board Meeting on March 10, 2009.

Board Members present:
1. Jim Jenkins (Board President)
2. James Manning (Secretary)
3. Gloria Foreman
Representing Northwest Community Management Company LLC:
1. Bob Mulkey
2. Jim Oakley

1. Upon verification of proper community representation a quorum was declared and the meeting began. The meeting was called to order at 6:30 p.m.
a. Jim opened the meeting by welcoming the community to the Annual Meeting.
b. Jim introduced Bob Mulkey and Jim Oakley to the community residents present.
c. Jim Oakley addressed the forum explaining Northwest Community Management Company’s role and responsibilities’ to the Royal Creek community and to the Royal Creek Board of Directors.
d. Jim Oakley gave a power point presentation on the Board of Directors legal obligation including insurance, financial and election requirements. Further, he addressed the CC&Rs and the Association By Laws. He concluded with a question and answer session.

2. Nomination for vacant positions on the Board began at 7:03 p.m:
a. Names submitted:
i. Janet Snyder (amended to read: one year term)
ii. Lawanda Manning
iii. Richard Hill
b. With no other names submitted a community vote was taken. All of the Nominees were unanimously accepted by vote. Elections and voting closed at 7:13 p.m.

3. Farewell and Welcomes:
a. Jim recognized out going Board members Gloria Foreman, Steve and Crystal McIntire for their service to the community. Jim presented them with a memento of gratitude for their service to the Board.
b. New Board members were given the opportunity to self introduce themselves to the Royal Creek Community.

4. With no further business to conduct, a motion was moved to the floor to adjourn the Annual Royal Creek Homeowners Association meeting. The motion was seconded and passed unanimously. The meeting adjourned at 7:20 p.m.
